Quick After-Repair Value (ARV): Skip full CMAs initially—paste address into Zillow, take Zestimate, add 10% for repairs (e.g., $370K → 370,000 × 1.1 = 407,000 370,000×1.1= 407,000).
Repair Estimates: $45/sq ft rule of thumb (or $55 for major work). E.g., 1,027 sq ft = ~$46K.
Profitability Calculator: Use REAZ "Cosmic Summation Form" targeting $50K+ net profit. Max offer based on ARV minus repairs, commissions (aim for -$100K discount from list).
Agent Outreach Script: "Hey [Agent], this is [Your Name] with [Brokerage]. We're interested in [Address] and can offer $[Your Max]. How does that sound?" Follow up 6-12 times.
Numbers Game: Analyze 20 properties/day → 5 good deals/week → 1 acceptance/week keeps you busy all year. Call agents first before deep research.
